Phil Souza is a Senior Vice President at Newmark Pearson Commercial where he is a member of the Office Division. He specializes in leasing, disposition, and acquisition of commercial properties including land and improved property.
Mr. Souza is a 40-year veteran of the commercial real estate industry. He began his real estate career with CB Richard Ellis in 1983. During his tenure, he achieved the status of Fresno Top 5 every year from 1991 to 2005, and he was a top producer in eight of those years. He joined Newmark Pearson Commercial in 2006 and was the top producer for 6 consecutive years. Mr. Souza has completed more than 2,000 transactions with over $800 million in volume. He has developed long-standing relationships with several local and national developers, and various real estate organizations performing such tasks as leasing, consultation, disposition of REO property, and testimony as an expert witness. Mr. Souza has been quoted in several publications and has authored articles for periodicals such as Western Real Estate News and conducted presentations for local real estate groups.
Mr. Souza is credited with numerous successful office projects that include tenant and landlord representations. Mr. Souza and his team have acquired several assignments in the Palm Bluffs Corporate Center, a 235-acre business park development, as well as the Woodward Park area, both in Fresno, California.
Mr. Souza’s account management experience includes several years as the single-point-of-contact in the Fresno area for major national tenants. Services provided include site acquisition/disposition through market analysis and management of the leasing process from assignment to completion via the generation of reports and monitoring each component of the process.
State of California and GSA transaction experience includes completion of approximately 50 assignments in the Fresno market. A full understanding of state and federal lease documents, as well as their policies and procedures, has enabled Mr. Souza to effectively negotiate lease transactions with local landlords resulting in lease terms favorable to the state of California and the federal government.

Mr. Souza graduated from California State University, Fresno, where he received a Master of Business Administration degree and a Bachelor of Science degree in business. He also received professional real estate training at the Center for Professional Education (now Q Center), in conjunction with Andersen Consulting.
